LEGAL DUE DILIGENCE

Know exactly what you are buying.

Before making a binding commitment, we take care of the legal process on your behalf — liaising with the parties involved, gathering the necessary documentation and carrying out a comprehensive review of the property — so you can proceed with clarity and confidence.

Legal Due Diligence

Ownership, charges, planning and legal aspects reviewed before you commit.

A clear legal picture before you proceed.

Why it matters

We make sure the legal reality matches the property you intend to buy.

Buying a property involves much more than agreeing on a price. Before you commit, it is essential to understand its legal status, verify ownership, identify any charges or restrictions and confirm whether there are matters that should be resolved or taken into account as part of the transaction.

Our lawyers review the relevant legal and property documentation, coordinate the necessary checks and identify any issues that could affect the purchase. Where something requires attention, we explain its implications clearly and advise on the appropriate way forward.

You remain informed and in control of the important decisions. We take care of everything in between.

What we take care of

A comprehensive legal review of the property.

  • 01

    Ownership & title

We verify the registered ownership of the property, how title is held and whether the seller has the legal capacity and authority to complete the transaction.

  • 02

    Charges & encumbrances

We review mortgages, liens, attachments, easements and other registered rights or restrictions that may affect the property or need to be addressed before completion.

  • 03

    Property documentation

We review the documentation relevant to the transaction and verify that the legal description and available records are consistent with the property being acquired.

  • 04

    Planning & legal compliance

We review the available planning and legal information affecting the property, including relevant licences, permits and potential discrepancies that may require further analysis.

  • 05

Taxes, community fees & outstanding amounts

We check relevant property taxes, community fees and other outstanding amounts that should be verified or settled in connection with the purchase.

  • 06

    Intended use & relevant restrictions

If you have particular plans for the property — such as renting, renovating or extending it — we identify the legal considerations and restrictions that should be assessed before you commit.

How we work

From first contact to completion, we coordinate the process.

  1. STEP 01

    Understanding your purchase

We begin by understanding the property, the agreed terms and your plans, allowing us to identify what needs to be reviewed and how the transaction should move forward.

  2. STEP 02

    Gathering & coordinating

We contact the relevant parties, request the necessary documentation and coordinate with the estate agent, seller’s representatives, notary, community administrator and other professionals involved in the transaction.

  3. STEP 03

    Reviewing & resolving

Our lawyers carry out the legal checks, identify any matters requiring attention and work with the relevant parties to clarify or resolve them wherever possible.

  4. STEP 04

    Preparing you to proceed

We explain the conclusions clearly, advise you on the decisions that matter and carry the necessary protections through into the contractual and completion stages.

Good to know

Speed matters. So does protection.

  • 01

Acting quickly does not mean taking unnecessary risks

In a competitive property market, securing the property often requires acting quickly. We can prepare and negotiate the reservation or deposit agreement without unnecessarily delaying the transaction, while including the appropriate protections should our legal review subsequently reveal a significant issue.

  • 02

The Land Registry is only part of the picture

A Land Registry extract provides essential information on ownership and registered charges, but a proper legal review goes further. We examine the additional documentation and legal circumstances needed to understand the property as a whole.

  • 03

Not every issue prevents a purchase

Due diligence is not simply about identifying reasons not to buy. Many issues can be clarified, corrected or addressed through the transaction. Our role is to assess their significance, explain the implications and, where possible, find the appropriate solution so the purchase can move forward safely.
